Manual loan packages are where mistakes happen

A loan officer quotes Prime + 3.5% on an SBA 7(a) over $350K when the SOP cap is Prime + 3%. A paralegal copies last quarter's rate into a new commitment letter. Someone rounds a guaranty fee down and the SBA flags it in review. The closing disclosure doesn't match the loan estimate and you blow the TRID tolerance.

FY2026 manufacturer fee waiver for loans under $950K (NAICS 31-33). Alternative base rates (SOFR, 5yr/10yr Treasury) available March 1, 2026. All SBA forms included: 1919, 159, 148, 1050.

SBA 504

50/40/10 structure: bank first lien, CDC fixed-rate debenture, borrower equity. $5.5M cap for manufacturing and energy. Job creation at $95K per job ($150K for manufacturers), effective October 2025. Both guaranty fee and annual service fee waived for manufacturers in FY2026. Separate CDC debenture documents.

Bank Statement

12 or 24 months of bank deposits replace tax returns. Average monthly deposits calculated with industry expense factor. TRID applies (may serve primary residences). Non-QM classification. HPML checks against CFPB APOR tables. Closing disclosure and loan estimate included.

Conventional

BTC, ETH, and other digital assets in qualified custody with SOC 2 audit. Secured under UCC Article 12, now adopted in 33+ states (NY effective June 2026). Margin call at 80% LTV, liquidation at 90%. GENIUS Act (2025) stablecoin framework applies. SAB 122 custody accounting.
